Here are 4 tips to help optimize your returns:

2. Let your home do the talking: Highlight the selling features of your home by drawing attention to them in subtle ways. For example, clean your gorgeous granite counters in your kitchen or bathroom of everything, leaving a vase of fresh flowers to work their magic. Remove the clutter (and about 50% of your belongings) in your custom made closet to impress prospects with the space. Polish your stainless steel appliances to a shine. Make sure your home smells fresh and inviting. Do not forget to remove personal photographs and religious items to help buyers envision living there.

3. Have a plan B: For instance, renting your home if the offers are too low or you cannot sell it in the stipulated time. Leasing it for a year could help tide over your financial problems while you build more equity in your home. With rising market prices, you may be able to sell at a higher rate in the near future.
